8. Selling The Property
When it comes to selling your property, you need to find the best selling points and show them off. If you have an agent that will sell for you, then ensure that you cover various vital points with them to ensure they sell the best features.
a. Any investment you have made to raise the value of your property needs to be highlighted as a benefit that is not widely available in the area.
b. Sell the location. If your potential buyers are young, then point out the local clubs & bars, work areas, transport, schools, etc. If they are old, then point out the local library, shopping, parks, local activities, etc. You get the point. Get involved with your potential buyers, get to know their needs and sell the good points of the location and your property that match their needs.
c. Push the fact that they are making a good investment. Sell the point that you are in an up & coming area, or that there is lots of local investment with plenty of local amenities, or whatever you can find to boost the impression that they are investing wisely.
d. Create an ambience in the house that suggests success and that the occupants are people with aspirations. The latest model of TV or home cinema in the lounge, the latest Wi or XBox in the corner, fashionable throw rugs with modern cushions and quality china in the cupboards all add to the idea that this is a house for successful people. It will rub off on the buyers.
