6. The Exterior
Both 'kerb appeal' and the presentation of the garden are very important when selling a property. Here are a few tips to ensure you get the most sellable look that will appeal to buyers.
a. Take a photo of your property and reduce it in size to see what it will look like when presented in a realtor's (estate agent) shop window or on his website. This should give some ideas of what can be improved.
b. Ensure the windows are clean, with smart window dressings. Polish any exterior metal, such as brass letter boxes, to a high shine. Clear away any rubbish and hide bins around the side or back of the house. A fresh coat of paint is often well worth the time and effort. Do not choose too garish a colour.
c. Lawns should be well kept and trimmed. Lots of potted plants add to the look. Hanging plants add color and can be taken with you when you leave. If you have an apartment, then adding plants on the balcony makes it much more appealing. Try to create an external sitting and eating area. Keep the barbeque clean.
d. Parking spaces, especially if most houses in the area have them, are a big advantage. However, do not try to take up space that will result in a cramped feel to the exterior of the house. Adding a garage, if not already existing, can add about 5% to the value of your property, so do the math. Check with local authorities for planning permission requirements. Another way to add parking spaces is to double your parking area by installing a car lift, which enable 2 cars to be parked in the space of 1, one above the other.
