5. Converting Rooms
If you have unused space, then converting it into useful rooms will significantly add to the value of your property.
a. An unused attic is always a hidden asset. Using an attic as a storage area or playroom for the kids does not exploit its full potential. The better option would be to create an additional bedroom or bathroom or even better, both. Check with local authorities to ensure you do not need planning permission.
b. Add a downstairs toilet if at all possible! Enough space for a WC and a small sink is all that is needed. Do not use an area too close to the eating areas, lounge or kitchen. One option is to utilise the space underneath the stairs as a cramped but useful toilet.
c. An extra downstairs wet-room (sealed shower/toilet unit) is a great plus if you have the space to create one. Ensure the placing is unobtrusive.
