4.  Internal Improvements

 

Making a modest investment to improve the inside of your house can dramatically increase the value if it provides benefits that other houses in the same area cannot offer.  Here are a few suggestions of how to improve the overall value of your property with a modest investment.

 

a.  If you are in an area where real fires are permitted and you have a chimney and fireplaces, then open them up, make them look good and use them!  A real fire adds a great sense of homeliness to any house.

 

b.  If you have original wooden floors underneath tired carpets, then get rid of the carpets, fix any problems with loose boards, then scrub and polish the floor.  The overall effect is much more appreciated nowadays by discerning buyers who often balk at old carpets and worry about the cost of replacing or removing them.  Even old 1970s style hard lino or floor tiles can often come across better than a fitted carpet.  Try to mix the older styles with newer and more modern looking features and decoration.

 

c.  If you have no central heating then you are not maximizing the value of the property.  You will almost be assured to recoup your investment when the property is sold.

 

d.  Modernising a kitchen can be a very worthwhile investment.  Most buyers rate the kitchen as a very important factor in whether or not they finally select a house.  The bigger the kitchen the better.  The kitchen is seen as a meeting and socialising place, the crossroads of the lives that inhabit the house.  Creating an eating area with the maximum seating possible is a great way to endorse the social function of a kitchen.  Even a breakfast bar with 2 stools can help in a smaller place.
