2. Fixtures and Fittings
Little details can make a big difference with the overall impression. Here are a few tips to give a great impression with minimal investment.
a. Starting with the standard fixtures, if not already in place, try to find matching and modern door knobs, light switches and plug sockets. The overall effect of this is to provide an impression of uniformity with no strange colours or shapes to distract the eye, thus maximising the light available in any given area.
b. In the kitchen and bathroom, ensure that any dripping taps are fixed, tiles and grouting are clean and any mould is removed. Reapply mastic in joints where you can, using a professional tool to create the perfect finish.
c. Kickboards (skirting boards) should be clean and re-painted if required. Cables should be hidden in plastic casings in the same colour as the paint on the walls. A fine beading or full coving, depending on the size of the rooms, can add a simple, cheap and elegant way to tidy up the lines between the walls and ceiling.
d. Cupboard doors in the kitchen and bathroom can be replaced quite cheaply if they are currently mismatched or broken. Alternatively, covering with wallpaper, paint or plastic sheeting is a cheaper alternative to give a clean look.
e. Try to keep a home within the period that it was built in. Any old fittings, such as fireplaces, laundry chutes, etc. that were covered up over the last thirty years or so will add value if fully restored and blended in with more modern surroundings.
